Rental income finance, in plain words.
The product name is lease rental discounting, or LRD. It is a cash loan sized on the rent your property earns, not on your salary and not on your business accounts. The bank takes the property as security and the rent services the loan. Your tenant does not change. Your lease does not change. You get a lump sum now.
Banks currently count 70 to 90 percent of the contracted rent, after voids and maintenance. The rent has to cover the repayment with room to spare. In practice that means a loan of roughly six to seven times the annual rent, and 60 to 70 percent of the property value at most. Ejari is the reference everywhere. The rent must also show as credits in your bank statement, and some banks hold the tenant's cheques. We are not tied to any one bank. Each file goes through partner channels to whichever bank's policy fits your case, and we tell you which before we start.

The landlord with rented apartments or villas
You own Dubai units that are let and paying. You want cash to buy the next one, fund a business move, or settle something overseas, without selling. The rent carries the loan. Several banks want at least two rented units; for a single unit, annual rent of around AED 200,000 is the practical floor. On some rental backed products your personal loans and cards are not counted at all.
The company that owns its shop, office or warehouse
Your business owns the unit it trades from, or owns commercial property let to someone else. Rent on the lease, or a fair rent for your own occupation, can support the loan. Rent from a related company is excluded at some banks, so we check who the tenant is before anything else.

Ejari, the tenancy contract and the rent cheques must agree. A file we are running was held up because the three did not match. Returned cheques stop a file. Fix this before the bank sees it.
Some banks will not let one unit make up more than half of the rent they count. Short term and holiday lets do not count. A single strong tenant on a long lease is clean at one bank and capped at another. Which bank reads your rent roll is the whole game.
The bank sizes the loan on the rent first and the valuation second. A high value property with a low rent borrows less than a modest property with a strong lease. We tell you the realistic figure on the first call.

A UAE resident, 35 to 60, owns let residential or commercial property in Dubai worth AED 2M to 25M with a lease in place. Wants AED 1M to 10M against the rent for the next purchase, a business move, or family needs. First call to money in the account: typically five to eight weeks.
