I'm Vineeth.

I founded Momentum Mortgages in April 2025. Nine years inside UAE banks before that. The last three on the commercial property mortgages desk at Commercial Bank of Dubai. Business banking at RAKBANK earlier.

The roles were sales-led. But closing files inside a bank means you learn which profiles get approved, which ones come back, and why. Nine years of that teaches something an outside broker doesn't see.

We work with a small, deliberate book of clients. Equity release, lease rental discounting, buyout plus equity release, commercial property finance, luxury villa mortgages. If your situation fits, the first conversation is worth fifteen minutes. If it doesn't, we'll say so.

What "independent" actually means here

Momentum is not tied to any single bank's panel. We route each file through partner channels to whichever bank's policy fits. Active UAE lenders for the work we do include CBD, Mashreq, and Invest Bank.

What that means in practice. We tell you which bank we think says yes for your profile before paperwork starts, not after a rejection comes back. We don't push files that don't fit. The first conversation is free, and so is the "this isn't for us" answer when that's the right answer. We keep the book small enough that every file gets read.

Banks pay a commission on successful disbursal. That is the standard structure for UAE mortgage advisory, and on most files it covers the work entirely. On complex or multi-bank files, an advisory fee may be agreed in writing before we begin. Either way, our fee never affects your rate or what the bank charges you.
